1. 机电系统管理
供配电系统:熟悉高低压配电、变电站、柴油发电机UPS系统等,确保供电稳定。
暖通空调(HVAC):掌握中央空调、冷却塔、新风系统,优化能效。
给排水与消防系统:包括二次供水、污水泵站、消防喷淋、消火栓系统等,保障用水和安全。
电梯及自动扶梯:确保电梯安全运行,定期维护,符合政府规定。
智能化系统(BAS/IBMS):了解楼宇自控、监控安防、门禁、停车管理等系统,提升管理效率。
Mechanical and electrical system management
Power supply and distribution system: familiar with high and low voltage power distribution, substations, diesel generator UPS systems, etc., to ensure stable power supply.
Heating, ventilation and air conditioning (HVAC): master central air conditioning, cooling towers, fresh air systems, and optimize energy efficiency.
Water supply and drainage and fire protection systems: including secondary water supply, sewage pumping stations, fire sprinklers, fire hydrant systems, etc., to ensure water use and safety.
Elevators and escalators: ensure safe operation of elevators, regular maintenance, and compliance with government regulations.
Intelligent systems (BAS/IBMS): understand building automation, monitoring security, access control, parking management and other systems to improve management efficiency.
2. 设施维护与故障排查:制定定期巡检计划,减少设备突发故障;分析数据,优化能耗,降低运营成本;处理突发设备故障,保障商场正常营业。
Facility maintenance and troubleshooting: formulate regular inspection plans to reduce sudden equipment failures; analyze data, optimize energy consumption, and reduce operating costs; handle sudden equipment failures to ensure normal business operations of the mall.
3. 能耗管理与节能改造:通过能耗监测,提出优化用电、用水,提升能效方案;
Energy consumption management and energy-saving transformation: through energy consumption monitoring, propose solutions to optimize electricity and water use and improve energy efficiency;
4. 设备更新与改造:评估老化设备,制定升级计划,确保机电系统符合最新技术标准;统筹机电工程改造,减少对商场营业的影响。
Equipment renewal and renovation: Evaluate aging equipment, develop upgrade plans, and ensure that the electromechanical system meets the latest technical standards; coordinate the renovation of electromechanical engineering to reduce the impact on mall operations.
5. 政府法规与安全管理:了解物业管理法规、消防规定、用电标准等,确保商场合规;组织安全培训、消防演练,提高团队安全意识。
Government regulations and safety management: Understand property management regulations, fire regulations, electricity standards, etc. to ensure the mall is compliant; organize safety training and fire drills to improve team safety awareness.
6. 团队管理与培训:负责机电团队人员安排,合理排班、培训提升技能;组织技术交流,提升团队应急处理能力。

任职要求:
学历及语言要求:大学及以上学历;机电、电气、给排水、暖通或相关工程类专业,柬埔寨籍并且擅长中文(听说读写)
经验要求:至少 5年以上机电安装、调试、施工或项目管理相关经验;至少2年以上工程管理岗位经验,有完整项目从设计到竣工的管理经验者优先;有房地产开发企业、施工单位或大型商业项目经验者优先;
专业技能:熟悉强电、弱电、给排水、暖通空调等系统的设计规范及施工标准;
熟悉国家及地方相关建筑、电气、消防等法律法规;
熟练使用CAD、Project、Office办公软件;
能看懂图纸,具备一定的图纸审核能力;
能协调设计、施工、监理、供应商之间的工作关系,具备良好的项目协调与管理能力;
个人能力:具备良好的组织协调能力、沟通能力和团队合作精神;有较强的责任心和抗压能力; 工作积极主动,有较强的问题解决能力。
其他要求:持有相关证书:如电工证、高低压运行证、注册机电工程师、消防设施操作员等。有商业广场、大型综合体或五星级酒店的机电管理经验。
Job requirements:
Education and language requirements: University degree or above; major in electromechanical, electrical, water supply and drainage, HVAC or related engineering, Cambodian nationality and proficient in Chinese (listening, speaking, reading and writing)
Experience requirements: At least 5 years of experience in electromechanical installation, commissioning, construction or project management; at least 2 years of experience in engineering management positions, those with management experience from design to completion of complete projects are preferred; those with experience in real estate development companies, construction units or large commercial projects are preferred;
Professional skills: Familiar with the design specifications and construction standards of high-voltage, low-voltage, water supply and drainage, HVAC and other systems;
Familiar with national and local laws and regulations on construction, electrical, fire protection, etc.;
Proficient in using CAD, Project, Office office software;
Able to understand drawings and have certain drawing review capabilities;
Able to coordinate the working relationship between design, construction, supervision and suppliers, and have good project coordination and management capabilities;
Personal abilities: Possess good organizational coordination, communication and teamwork skills; Have a strong sense of responsibility and stress resistance; Work proactively and have strong problem-solving skills.
Other requirements: Possess relevant certificates: such as electrician certificate, high and low voltage operation certificate, registered mechanical and electrical engineer, fire protection facility operator, etc. Have experience in mechanical and electrical management of commercial plazas, large complexes or five-star hotels.
