1. Check and Buy-in Properties - Check the properties and select the priority properties to buy. - Report / request to buy the properties. - Negotiate / purchase offers and make deal with the seller ensure those properties are good and acceptable price. - Ensure all documents and buying with transfer processes are safe. 2. Manage Sale Team - Manage leads and share to sale team base on their capacity. - Track and control all leads that shared to sale team in order to make sure they are reply to client in the right ways and on time. - Train Sale Team about Skill / product and our services. - Analyze and provide marketing team the tools and key to get our leads and improvement. - Support sale to arrange the meeting and negotiate ensure to close deals properly. - Assist sale team to convert leads to appointments, close for agreements, select and show homes and properties that meet clients’ needs, identifying the best options to meet those needs. - Refining needs along the way and conduct high-level fiduciary needs analyses. - Facilitating negotiations between buyers and sellers. - Reviewing sale and purchase contracts to ensure terms are met. - Consult / assist sale team to consult with clients to ensure fiduciary service of the real estate transaction from initial contact through contract to close, providing counsel on market conditions, prices, and mortgage options. - Meeting potential clients. 3. Cooperates Partners - Study and Prospect of cooperate partners - Establish the relationship with cooperate partners and forming up way to cooperate - Study and prepare the agreement and setting to sign on the cooperate project - Process the agreement to related parties and filling in the proper place - Follow up on cooperate progress and join with related parties as request - Keep up to date of the agreement and renewal as per request - Facilitate and Coordinate on the cooperate relation - Ensure all parties are well informed about the project cooperate 4. Manage Property information department - Make plan and set the strategies to collect the properties base on plan. - Train / Check and control the process of collecting properties to make sure all properties could list properly. - Ensure all properties are storage in the right way and in order. - Negotiate/assist with some potential landlords or Business owners or investors to get the listing or cooperate. - Build lists of properties with detailed specifications in our website, and market through open houses, advertisements, networking, and relationships. 5. Other Tasks - Works or request from HOD.
